Over skinning a leaky old roof is a cost effective method of making a building weather proof and bringing the appearance up to a new modern standard, a worthy advantage of an over roof is the building may be able to remain occupied whilst the roof work is in progress which is a must for any business, old felt roofs are potentially the best candidates for over cladding as they tend to be very messy & expensive to dispose of with a full strip out, they can also take more time to complete,
The contract below is potentially one of the biggest roof over projects in the north of England which was a massive 46,000m2 of over roofing, gutters and associated steel framing.

Over cladding the side walls of old dilapidated buildings is an excellent way to bring your building up to scratch and make it look amazing, as well as enhancing the look it will put value on the building as any costs associated with the over cladding are more than covered with the increase in value of the building
Ryton Roof Over-Sheeting Project – Storm-Damaged Flat Roof Refurbishment.
These photos show a recent roof over-sheeting project we carried out in Ryton, Newcastle. The original flat felt roof was in extremely poor condition — a recent storm had torn away the mineral felt covering, leaving the insulation boards fully exposed and vulnerable to further damage.
To restore and protect the structure, we undertook a complete roof refurbishment. First, we installed a wide galvanised steel valley gutter between the two roof slopes to ensure proper drainage. We then fixed galvanised Z-bar spacers through the existing felt layer and into the structural Z purlins beneath.
Next, we applied a high-performance vapour control layer, followed by mineral wool insulation to enhance thermal efficiency. Finally, we over-sheeted the entire roof with durable profiled metal roofing sheets, creating a weather-resistant and long-lasting solution for the building.
Newcastle Commercial Over-Cladding Project – Furniture Warehouse Transformation.
This building in Newcastle upon Tyne was originally used as a car accessories outlet until it closed in the late 1990s. After standing vacant for many years, it was purchased by a new owner and repurposed as a furniture warehouse — a function it continues to serve today.
Our over-cladding contract involved upgrading the dated and deteriorated side elevations using vertically installed Kingspan composite panels. To accommodate the new cladding system, we first installed a horizontal support grid comprising mini Z brackets and top hat purlins. This structural grid was fixed through the original cladding and glazing bars directly into the existing hot-rolled steel purlins, creating a secure framework for the new panels.
Once the Kingspan panels were installed, the transformation was striking. The building gained a fresh, modern appearance with improved thermal performance and long-term weather protection — a cost-effective solution to revitalise aging commercial premises.
Gateshead Over-Cladding Project – Former Churchill’s Concrete Building Converted to Secure Warehouse
This concrete-framed building in Gateshead, previously known as Churchills, had clearly seen better days. As shown in the photos above, it was in poor condition and required a full refurbishment. The new owner planned to convert the premises into a bonded warehouse — a secure storage facility where maximum protection was essential.
One of the key issues was the large number of windows, which posed a significant security risk. To eliminate these vulnerabilities, our cladding solution involved over-sheeting the entire façade, including the window sections, using robust profiled metal cladding.
To support the new cladding system, we installed horizontally fixed C-section purlins from ground level up to the underside of the curved roofline. The profiled metal sheets were then fixed to these purlins, providing a tough, tamper-resistant outer shell and a completely refreshed, industrial-grade appearance.
